Many loft conversions qualify under permitted development rights and do not require a formal planning application — this typically applies to rear dormers, rear rooflights and hip-to-gable conversions on end-of-pair semi-detached houses, within defined size limits. Properties in conservation areas, listed buildings or Article 4 areas may have restricted permitted development rights. We assess your property's planning position at survey and advise before any work begins.
Permitted development rights allow certain loft conversion types without a planning application, provided the works stay within Government-defined limits. For most residential properties, PD covers rear dormers up to a maximum volume addition, hip-to-gable conversions on end-of-pair semis, and rooflights flush with the rear roof slope. Front dormers and any alteration raising the ridge height generally fall outside PD rights. We confirm eligibility for your specific property at survey.
Yes — building regulations approval is required for all loft conversions that create habitable space, regardless of whether planning permission is also needed. Regulations cover structural safety, fire escape routes, thermal insulation, acoustic insulation between floors, ventilation and electrical safety. We submit the building regulations application, manage inspector visits and obtain the completion certificate.
Building regulations require a floor area of at least 7.5 sq m with a minimum ceiling height of 2.0 m over part of that area. As a guide, you need approximately 2.2 m from the existing floor to the ridge before the new floor structure is added. Most Victorian, Edwardian and 1930s to 1950s properties in Dorset and BCP meet this requirement. Dormer and hip-to-gable conversions can raise usable headroom on borderline properties. We measure and confirm at survey.
Victorian and Edwardian terraces (gabled, steep pitch) suit rear dormer, Velux and L-shaped dormer conversions. 1930s to 1950s semis with hipped roofs are ideal for hip-to-gable conversions, often combined with a rear dormer. Larger detached homes suit mansard conversions. Bungalows can sometimes be converted depending on pitch and ridge height. We advise on the best approach for your specific property.
A Velux (rooflight) conversion fits windows flush into the existing roof slope — the roofline stays completely unchanged. A dormer conversion builds a box-shaped extension projecting vertically from the roof slope, creating more floor area and headroom but involving greater structural work and potentially requiring a planning application. We recommend the most suitable approach at survey.
In most cases, yes. The main structural work happens at roof level and the living areas below are largely unaffected during this phase. There will be some disruption during the staircase installation and plastering stages. We plan the build sequence to minimise impact on the floors below and let you know in advance when specific areas will be affected.
Most of the structural work is done from scaffolding on the exterior and through the roof, so the main living areas are relatively undisturbed during that phase. Dust, noise and some disruption to the first floor are part of any construction project. We discuss what to expect at each phase at survey so there are no surprises.
