A staircase, insulation and soundproofing are three elements of a loft conversion that are easy to underestimate but have a lasting impact on how the finished room feels and performs. At Skyloftconversions we design the staircase to suit the available space on the floor below, insulate the roof and floor to current building regulations thermal standards, and install acoustic insulation between the loft floor and the room below. Staircase design for loft conversions must comply with building regulations on minimum headroom, tread and riser dimensions, and fire safety — including an enclosed staircase and fire doors to habitable rooms. Roof and floor insulation must meet current Part L thermal values. Acoustic insulation between the loft floor and the ceiling below is a separate requirement under Part E of the building regulations, and we include this as standard.

Building regulations require a loft staircase to have a minimum headroom clearance of 1.9 m (or 1.8 m on the outer edge of a stair with a pitch up to 42°), a minimum tread width, and maximum riser height. The staircase must be enclosed with fire-rated boarding and fire doors must be fitted to habitable rooms below. We design and build to meet all these requirements.
Part E of the building regulations requires acoustic insulation between the new loft floor and the room below — typically a mineral wool acoustic quilt fitted between the joists before the ceiling board is fixed. This reduces impact and airborne noise transmission between the loft and the bedroom below. We include this as standard on every loft conversion.
A properly insulated loft room should be as warm as any other room in the house. We insulate to Part L of the building regulations, which specifies the minimum thermal performance values for the roof, walls and floor of a new habitable room. The specific insulation products we use depend on the available depth at rafter level and the roof construction type.
